For the year 2006 commercial real estate developers and investors bought, sold and redeveloped nearly $30 billion worth of commercial properties and assets. This $30 billion is almost double what was done in the previous year. This increase in the commercial real estate sector has driven prices higher across the country.

Many are in the commercial real estate market only for investing. On the other hand, there are those who are looking for properties for their business or company. For businesses that are sick of paying rent and are looking to purchase a building to occupy higher prices is bad news. Locating financing for potential commercial properties was becoming difficult with the higher prices. Different alternatives for financing are available for those looking at commercial properties not for investment only but to occupy themselves. Many are now including in their portfolios cash flow notes from commercial real estate transactions.
